Napanee Business Park

 

Napanee Business Park is Greater Napanee's most developed park, boasting over 50 companies. Lots range from 4.5 to 14 acres and are all within 2 km of Highway #401 interchange (Exit 579) and several have frontage.

Lots within Napanee Business Park are serviced to the lot line with natural gas and municipal water and sewer, some with potential for rail users. Some lots are visible from the Highway 401, Canada’s busiest major transportation artery.

Process and Fire Water Supply   The municipality supplies process and firewater services to the Park via Greater Napanee Utilities.
Sanitary and Storm Sewers   Storm drainage in the Park is controlled with open ditches.
Natural Gas Supply   Union Gas supplies natural gas to the Park.
Electricity Supply   Hydro One supplies electricity to the Park.
Environmental Status   Land within the Park was previously used for agriculture.
Landscaping and Topography Issues   The Park is located in a topographically flat area developed for commercial/light industrial use.
Access to Highway 401 (4-lane Freeway)   Highway 401 is immediately north of the Napanee Business Park. There is a full-service interchange (Exit 579) available via County Road 41. All sites are within 2 km of this interchange. Several lots front and most are visible from this major highway.
Emergency Services   The Greater Napanee Fire Department, Ambulance Base, and OPP Detachment are all located within the Napanee Business Park.
Zoning By-law Designations   Zoning by-laws in the Napanee Business Park is classified as either General Industrial (M2) or Business Park (BP), depending upon location within the Park. Designations are further explained below. Please contact the Economic Development Office for a complete list.
General Industrial (M2) –
permitting (but not limited to) the following uses:

  • Farm implement and equipment sales and service establishment

  • Manufacturing, processing, assembling or fabricating plant
  • Motor vehicle body shop, repair garage, or service station
  • Municipal, county or provincial maintenance depot
  • Printing establishment
  • Recycling and/or material recovering facility
  • Retail or wholesale establishment
  • Salvage yard
  • Saw and/or planking mill
  • Small engine sales and service establishment
  • Telecommunication tower
  • Truck or transport depot
  • Warehouse and/or mini storage warehouse
  • Water tower
  • Water treatment control plant
  • Workshop
Business Park (BP) –
permitting (but not limited to) the following uses:
  • Animal shelter
  • Assembly hall
  • Athletic, fitness or health club
  • Bakery
  • Brewery sales outlet
  • Bingo hall
  • Business, professional or administrative office
  • Commercial school
  • Convenience store
  • Courier establishment
  • Data processing and related services
  • Eating establishment and drive through eating establishment
  • Financial office or institution
  • Fire hall, police station, ambulance depot
  • Garden nursery and supply
  • Laboratory & research facility
  • Mini storage warehouse
  • Motor vehicle sales, service, washing establishment
  • Printing establishment
  • Recreational vehicle sales and service
  • Research and development facility
  • Retail establishment not exceeding 500m
  • Taxi establishment
  • Towing office and garage
  • Veterinary clinic
  • Warehouse
